A comparative market analysis (CMA) is a pricing opinion prepared by a Realtor. The CMA price opinion is based on things like home style, size and condition and the numbers of bedrooms and bathrooms. Adjustments are made to account for a pool, garage, basement or attic.
A CMA is not the same as an appraisal which is prepared by a licensed home appraiser. A Realtor is hired by the home seller to price and market their home for sale. An appraiser is often hired by a bank when determining whether or not to approve a buyer’s loan.
When you call our team for a CMA, we will make an appointment to view your home in person. At the meeting, we will make detailed notes about updates and improvements you have made to your home. We will then take that information back to our office and look at MLS closed sales to determine a price range for your home.
